However, it would also help to get an idea as to how the sale is processed by the solicitor. This would help you deal with the solicitor and help you understand what the solicitor is talking about as well. It even helps you assess whether you are paying a reasonable price. Of course, make sure that you get a detailed list of the fees before contracting the conveyancing solicitor. It all starts with an instruction from you. In response, the solicitor would send the client care letter. You should sign this and return it with the details of your mortgage and some proof of identity as well. More forms such as the fixtures, fittings and contents and the property information forms would be given to you for completion. After filling them out, you need to give them back together with the building work guarantees and the planning permissions or building consents. After which land titles, land registry copies, service charge accounts for the last 3 years, estimated costs for the next 12 months, building insurance details and other relevant documents would be obtained. With all details completed, a draft contract would be drafted and be subject for negotiation. The conveyancing solicitors would be responsible for all these and they would answer the buyer's solicitors as well. A price and a target completion date would be agreed upon then. Once everything is settled, both parties' solicitors would then exchange signed contracts and the seller would get the deposit.
